Kingston Lace Mill Earns NYSERDA Trailblazing Project Award


HCR congratulates RUPCO and the Kingston Lace Mill for recently receiving NYSERDA’s Low-rise Residential New Construction Program Trailblazing Project Award at the Home Performance Conference in Saratoga Springs. Each year, NYSERDA recognizes projects of merit incorporating innovative approaches to energy efficiency, usage, and application.

HCR partnered with Rural Ulster Preservation Company and provided  bond financing and 4% Low Income Housing Tax Credits for the historic preservation and adaptive re-use of the lace mill, which was originally constructed in 1903. The Lace Mill is once again an anchor of the Kingston community and provides 55 affordable, energy efficient apartments, gallery space, and work studios for artists.  The preservation included utilizing water-to-air heat pumps, Energy Recovery Ventilation, Condensing Boiler with a Cooling Tower, and precision air-sealing techniques.  The Lace Mill hosts Kingston’s largest solar array (160kW) which net-meters rooftop solar-electricity production against the building’s common area energy usage. RUPCO also incorporated extensive building science in addressing energy-efficiency measures while adapting the century-old building to residential space and adhering to strict historic preservation requirements.
